'Distinguished' San Francisco Shack Selling For $350,000

SAN FRANCISCO (CBS SF) -- This doesn't get said often, but you can be a San Francisco homeowner for less than $400,000.

In a city where the median home price is well over one million, a 2-bedroom home on the market for $350,000 is quite the bargain.

But there's a catch.

This disheveled, yet "distinguished" Outer Mission home built in 1906 is in need of some serious work.

Distressed wood may be an intentional design element at a stylish Mission District bar down the street, but not at 16 De Long Street where the outside appears to be downright decomposing.

And Vanguard Properties agent Brian Tran says in this case, looks are not deceiving.

"What you see on the outside is what you get on the inside," he said. "It's in bad, bad shape. But it's the land that's the most valuable."

The home, which went on the market last week, is selling for $458 per square foot in an area where the average square foot is $1066.

Tran said the current owner has had the property for over 30 years, but hasn't lived there in seven years. Now that the owner is getting older, Tran said she's ready to cash out and retire.

Despite it's spooky appearance, the property is free and clear of any liens. "It's as clean as it gets," Tran said.

Tran will be taking offers starting this Thursday to gauge authentic interest in the property.

When asked if it's likely it sell for over the market price, Tran said "In this city, it's a possibility."
